After we have received your online loan application, you will be contacted promptly by a Mortgage Loan Consultant. If you have already talked to one of our Mortgage Loan Consultants, please provide their name in the comments section of your online application. When you have finished discussing the details of your application with the Mortgage Loan Consultant, we will provide you with an initial disclosure package. If you have any questions about the disclosure package, please contact your Mortgage Loan Consultant and he or she will review the documents with you in detail.
In order to expedite your loan processing, you will need to provide the documents listed below when you return your disclosure package. If you prefer, you can upload the documents to the website where you complete your online application.
Income Verification:

A copy of your current pay stub and your previous year's W2 form(s)

Self-employed borrowers or borrowers with other sources of income should include copies of their entire last two years' federal income tax returns

Retired individuals should include a copy of their entire, most recent, federal income tax return along with a copy of their latest Social Security awards letter and/or proof of pension.
Purchase Transactions:

Copies of the most current two months' asset statements for accounts listed on your application

A copy of the fully executed sales contract
Refinance Transactions:

Copy of homeowners insurance policy, Deed to property and current tax bill.
Also, to comply with the USA Patriot Act, banks are required to verify the identity of all new clients. If you currently do not have any accounts established with Peapack-Gladstone Bank, you will be required to provide us with proper identification at the beginning of our loan process.

Estimated amounts for additional expenses that may be incurred include the following. This may not be a complete list of expenses you will incur. This is intended as an overview of possible expenses.
Attorney Fee: You have a right to choose your own attorney to represent you. The Lender’s attorney only represents the interests of the lender. The interests of the lender and borrower may differ and could conflict. You should employ an attorney of your choice who is licensed to practice law in the state of New Jersey and who will represent your interests. The law firm of Bourne, Noll & Kenyon (382 Springfield Ave., Summit, NJ 07902, 908-277-2200) acts as review attorney for PGB Mortgage. Typical attorney’s fees for handling Closings:

Purchase: $1,200.00 to $2,000.00

Refinance: $350.00 to $800.00
(Note: Title Company is commonly used for refinance closings)
Additional Property Inspections (usually new construction): $175.00
Recording Fees (for Deed, Mortgage, etc.): $340.00 to $565.00
Survey Fee (usually on purchase transactions): $400.00 to $1,000.00
Title Insurance Premium is an expense that is regulated by the N.J. Department of Banking & Insurance. Please contact your closing agent directly to obtain an estimate on this expense. If you are refinancing, the closing agent should quote you a "reissue" or "refinance" rate based on the existing policy that you have in place. Please note that there may be other charges relating to the title insurance policy such as title search, title examination or charges for title policy endorsements.

Commercial Banking
